You must be a natural person and have been legally resident in Spain for the 2 years prior to applying for the guarantee. -
You must be 35 years old or younger, or have minor children under your care. -
The home you wish to buy must be in Spanish territory and must be your only property (except in cases of partial inheritance, divorce or inaccessibility of the current home due to disability).
In addition, the property must be your habitual and permanent residence for at least 10 years, unless exceptional circumstances, such as divorce, prevent this. -
The purchase price of the property cannot exceed the maximum established for each Autonomous Community. -
The mortgage available to you will be the Subsidised Fixed Mortgage. -
The deadline for formalising mortgage loans will end on 31 December 2025 and the guarantee granted will be valid for a period of up to 10 years.
