What is the maximum percentage that the bank can lend me?

As a general rule, the mortgage can cover up to 80% of the purchase price or the valuation (the lesser of the two) for your primary residence. The financing percentages tend to be lower for second homes.

What is the maximum repayment term my mortgage can have?

The maximum term for a Banco Sabadell mortgage is 30 years. However, the term is contingent on the age of the mortgage holder(s)/applicant(s).

How much should my monthly mortgage expense be?

We recommend that the maximum total debt-to-income ratio (mortgage, personal loan, etc.) should not exceed 35%. In the case of a mortgage, it should not be greater than 30%.

What are the discounts and how can they benefit me?

At Banco Sabadell we offer some services (discounts) that you can take out  to help to lower your mortgage interest rate (NIR). You can take out one or more, but the more services you take out, the lower your interest rate will be. The services that include discounts are: direct deposit of salary, taking out Life Insurance, Home Insurance and Payment Protection Insurance.

What documentation do I need to submit to apply for my mortgage?

  • Your national identity card or tax ID number (DNI/NIF).
  • Proof of other income, if you have it (rent, commissions, interest on accounts, overtime, etc.).
  • The last 2 bills of your regular payments indicating outstanding balances (mortgages, personal loans, credit cards, alimony and maintenance payments, rent payments, other debts, etc.).
  • Work history. You can request this through the Social Security website or by calling 901 502 050.
  • If you are employed, submit your last income tax return and your last 2 payslips/pension receipts.
  • If you are self-employed, you will need the tax return for the last 2 years and the quarterly income tax and VAT payments for the current year.
  • If you are not a Banco Sabadell customer, we will need a bank statement for the last 6 months from your usual account (payslips, main bills, etc.).

What is the NIR, APR and Euribor in a mortgage?

  • APR (Annual Percentage Rate) 
The “total price” which shows as a percentage how much it actually costs to borrow money. It includes not only the interest rate that you pay on the loan, but also other costs, such as the fees and expenses associated with it. This is the most useful way of comparing different loans, as it indicates the total cost per annum of each loan (as a percentage), which will help you make more informed decisions about which one is best for you.
  • NIR (Nominal Interest Rate) 
This is the interest rate paid on a loan or credit without taking into account other charges or fees. It differs from the APR in that the APR includes the NIR and also the rest of the costs associated with the loan, such as fees or other expenses.
  • Euribor 
Interest rate applied by European banks when they lend money to each other. It is used as a benchmark figure for part of the interest rate for variable mortgages.

What is the property valuation?

The valuation is determined by a technical architect or surveyor who estimates the real value of the property you’re going to buy.

What is the registry search?

The registry search consists in the confirmation by the Property Registry of the property's legal and registry information. This check verifies that the property has no charges (such as mortgages, seizures of assets, or encumbrances) and confirms essential data as to its location, ownership and register status.

FIPRE (pre-contractual information sheet)

The FIPRE is an informative document that forms part of the documentation prior to the contracting of a mortgage loan. It is mandatory to provide this free of charge to customers who apply for this type of loan. Its purpose is to enable the customer to compare the general terms and conditions offered by different financial entities.

The FIPRE is a standardised, non-binding summary of the main features of the mortgage loan.

What steps are involved from the moment you choose your mortgage to the moment you sign it?

These are the 7 steps:

If I already have a mortgage loan with a different bank, can I switch it to Banco Sabadell?

Of course! You can switch your mortgage to Banco Sabadell via a process called mortgage subrogation. We will assess your current terms and conditions and make you an offer so that you can improve your interest rate or reduce your repayment instalment. If you decide to switch, we’ll handle most of the paperwork so that the process will be as hassle-free for you as possible.

When I take out a mortgage, what costs of formalising it do I have to pay and what costs does the bank pay?

In accordance with the current Spanish law on mortgages, Banco Sabadell covers the notary’s, financial consultant’s and loan registration costs. As the buyer, you will have to bear the costs of the property valuation, requesting the registry search, and the taxes on the sale transaction (such as VAT or ITP - Property Transfer Tax - depending on whether the home is new or pre-owned).

Are there any government grants for applying for a mortgage? What about social housing?

Yes, there are several grants both from the Spanish national government and the autonomous regional governments to facilitate access to housing, although they are not arranged directly by the Bank. These grants can include:
  • National Housing Plan: Offers schemes to help renters and, occasionally, buyers, especially for young people and vulnerable groups.
  • ICO guarantees: The Official Credit Institute (ICO) may offer guarantees to cover part of the down payment for the property, thus facilitating the granting of the mortgage.
  • Social Housing (VPO, initials in Spanish): The purchase of social housing may involve more favourable terms and conditions of financing and direct grants, depending on the autonomous community
We recommend contacting the public housing bodies in your autonomous community directly to find out the requirements and the specific grants that you can apply for.

What could the consequences be if I don't meet the mortgage payments?

Defaulting on the mortgage repayment instalments can have serious consequences:
  • Interest on arrears: The bank will apply a surcharge on the unpaid instalments, which will increase the debt. 
  • Appearing in default registers: Your name may be included in files such as ASNEF or Experian, which would make it difficult to obtain financing in the future.
  • Claim via the courts: If the default persists, the bank may file a court claim to recover the entire outstanding debt.
  • Foreclosure and seizure of assets: As a last resort, if the debt is nor repaid, the property may be seized and sold by auction to pay off the debt.

Is there an early repayment charge?

Sí, es poden aplicar comissions per cancel·lació anticipada, però l'import està regulat per llei. Generalment, s’apliquen de la manera següent:
  • Amortització anticipada (total o parcial): La llei estableix uns límits màxims que el banc pot cobrar. Aquests varien en funció de si la hipoteca és a tipus fix o variable i del moment en què es faci l'amortització.
  • Subrogació: Si decideixes canviar la teva hipoteca a una altra entitat (subrogació de creditor), el banc pot aplicar una comissió per aquest concepte.

What is the Code of Best Practices?

The Code of Best Practices is a set of measures of voluntary adherence by banking entities, created to help mortgage debtors who find themselves in a situation of particular financial vulnerability. Banco Sabadell is a signatory of this code.

To be able to claim protection from these measures, you need to meet a set of very strict requirements related to your family income, the value of the property and the situation of vulnerability of the mortgage holder and their family unit.
